A loft conversion is the most efficient space most Bristol houses will ever gain: no lost garden, planning permission often not required, and value added right where the city's terraces and semis need it. We build dormer, hip-to-gable, mansard and Velux conversions across Bristol — structure, stairs, insulation, glazing, plumbing, electrics and decoration under one team.

Most of our loft work is on the Victorian terraces and 1930s semis Bristol is made of. That matters, because these roofs have habits: purlins where you want a doorway, chimneys in awkward places, head heights that decide the design before you do. Two carpenters run this company, and roof structure is where we started — we survey the actual timbers before we talk designs, so the layout you fall for is one your roof can take.

Every project runs under our own site management, with the same promises on every job: start on site at 8am, protect the house as we go, and tell you what is happening this week and next. If something unexpected turns up — and in hundred-year-old roofs it sometimes does — you hear it from us the same day, with options and honest numbers.

Your quote is detailed and itemised, so you can see what the steels cost and what the stairs cost, and the price only changes if you agree the change first. Workmanship is covered by our insurance-backed guarantee through the Independent Warranty Association.

Asked and answered

The questions this page usually raises.

Do I need planning permission for a loft conversion in Bristol?

Often not — most rear dormers and Velux conversions fall under permitted development, within volume limits. We recommend a lawful development certificate as proof for when you sell; since April 2026 it costs £274. Front-facing dormers, flats and homes in conservation areas usually do need an application, and we tell you which camp you are in at the first visit.

How much does a loft conversion cost in Bristol?

As a guide: Velux room-in-roof from £35,000, dormer from £40,000, hip-to-gable and mansard from £50,000, all plus VAT. The honest answer depends on your roof, the staircase position and the bathroom — which is why we quote from a survey, itemised line by line.

How long does it take?

Eight to twelve weeks on site for a dormer, ten to fourteen for a hip-to-gable or mansard. Design, calculations and any certificate or planning decision add lead time before we start, and party wall notices need one to two months where they apply.

Will the house be liveable during the build?

Yes — most of the structural work happens from outside, off the scaffold, before we open the ceiling. The messy middle is real but short, and we protect stairs and landings, keep the site tidy every day and give you a working house each evening.

Who deals with the party wall act?

If you share walls with neighbours, notices are served by you as the owner — the law is written that way — but we tell you early whether your project needs them, what to send and when, and we work happily with appointed surveyors.
